Formula & methodology
EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1) — P = principal, r = monthly interest rate (annual rate ÷ 12 ÷ 100), n = number of monthly instalments.
Example: a ₹25,00,000 loan at 8.5% p.a. for 20 years (n = 240, r = 0.007083) gives an EMI of roughly ₹21,696/month — about ₹52,07,000 total repayment, of which ₹27,07,000 is interest.

Frequently asked questions
How is EMI calculated?
EMI = P × r × (1+r)^n ÷ ((1+r)^n − 1), where P is principal, r is the monthly rate and n is the number of months.
Does a longer tenure reduce cost?
A longer tenure lowers the monthly EMI but usually increases the total interest you pay over the loan's life.
Is the rate monthly or yearly?
Enter the annual rate — the tool converts it to a monthly rate internally.
Why does the interest portion shrink each year?
Interest is charged only on the outstanding balance, which falls with every payment — so early payments are mostly interest, and later payments are mostly principal, even though the EMI itself stays constant.
